At Pavilion Properties we are dedicated to matching tenants with the right property at the right price.

We know searching for a property to rent in Brighton and Hove can be a stressful experience – that’s why if you register with us we can help you make it as stress-free as possible.

We will keep you updated when new properties matching your requirements come onto the market so that you can be the first to arrange a viewing.

One of our expert property negotiators will accompany you on all viewings so any questions you have will be answered and you can act quickly if it’s the property for you.

Renting with Pavilion Properties

Before you get the keys to a property we will need to carry out a few reference checks and you will also need to provide a named guarantor, along with a deposit and agency fees.

Once we have all this you will need to sign a tenancy agreement to protect both you and the landlord. The agreement sets out when rent is due, the notice period you must give and also the landlord’s obligations to you. To make it easier for people renting student or shared accommodation we now have the ability for the tenancy agreement to be signed electronically – so you don’t all need to be in the same place to sign it.

Landlords often choose to have us fully manage their property, meaning you have piece of mind that your security deposit is safe and that any property maintenance issues that arise will be taken care of.

On moving into the property there will be an inventory check which lists the internal condition of the property and all fixtures and fittings. When you move out another inventory will be done and compared against this.

We have an online reporting system for maintenance issues which ensures any problems are dealt with quickly and reliably.

Pavilion Properties are UKALA members and meet strict entry criteria, adhere to a code of practice and are recommended by the National Landlords Association.

All UKALA members are covered by Client Money Protection with CM Protect, providing financial peace of mind for landlords and tenants.

Additionally, all UKALA members belong to the Ombudsman Services: Property independent redress scheme.

Client Money Protection

UKALA membership includes Client Money Protection cover with CM Protect at no extra charge. Client Money Protection is an insurance cover that protects landlords and tenants against the theft of their money, whilst in the custody and control of an agent.

This cover is for theft of client’s money, which is the care, custody or control of the insured (a UKALA member) by a Principal, Partner, Director or Shareholder (acting on behalf of the member).
